Since 1981, Porto has been losing population at a rapid pace. In the last decade, the municipality recorded a sharp population decrease (9.7%), having, according to the last census (2011) by the National Institute of Statistics (INE), 237,591 inhabitants. Despite the decrease in the number of inhabitants, the population density in the city of Porto (57 inhabitants/hectare) is higher than the value recorded in the AMP (8 inhabitants/hectare). One of the explanations for the phenomenon of the decrease in the resident population can be attributed to the dynamics of the real estate market in peripheral municipalities, promoting a strong, diversified residential offer with different densities, morphologies and demands.
